A landlord can ask tenants to pay a bond when they move into a property.
The bond is money held by Tenancy Services that could cover:
- unpaid rent
- damage to the property; or
- any claim(s) relating to the tenancy.
Tenants who have looked after the house, paid rent in full, and paid any amounts owing should get a refund of their bond when the tenancy ends.
You can lodge bonds with Tenancy Services using the online bond payment system.
You will need to complete a bond lodgement form and have it signed by everyone who signed the tenancy agreement. The same people who sign the bond lodgement form need to sign the bond refund form when the tenancy ends. If these signatures don’t match, there will be delays processing the bond.
To submit the bond lodgement form you will need to save it as a PDF. You will also need to make an online payment to Tenancy Services.
Lodge your bond by cheque
You can also lodge your bond by posting your form to us with a cheque.
You will need to:
- make the cheque out to Tenancy Services
- enclose the completed bond lodgement form (signed by the landlord and all named tenants)
Missing signatures will delay processing of the bond
- include an address for service (a place to receive letters about the tenancy) for both the landlord and the tenant(s)

Help us lodge your bond quicker:
- Remove any staples or paper-clips
- Fold the pages as few times as possible (this makes it easier for us to scan)
- Send single-sided pages, rather than double-sided. You don’t need to send us the guidance text on the back of the form
- If sending one cheque for multiple bonds, make sure the total of all the bonds you are lodging is exactly the same as the amount on the cheque. If it’s not the same, we’ll have return the entire batch of lodgements back to be re-submitted.

Landlords and tenants need to complete and submit a bond refund form at the end of the tenancy.
